A mixed-use development at the junction of New Row South and Blackpitts in Dublin 8 approximately 6325 square metres in area, to include 34 new apartments over a ground floor restaurant and alongside a new state of the art office development in an extended and refurbished protected structure.

The six-storey residential structure was conceived as a solid block, punctuated by a series of full height openings, used to form windows and terraces sitting on a ground floor plinth containing the restaurant and residential access. The position and size of these openings in the facade varies per floor, animating the elevation and contributing to the buildings horizontal articulation.
